FAQs
Frequently Asked Questions
What is private money lending?
Private money lending is business-purpose financing for real estate investors, secured by investment property. Instead of fitting a borrower into a standardized product, each request is reviewed against the project, the property, and the exit strategy.
How is private money different from a traditional mortgage?
A traditional mortgage is built around a borrower’s personal income and a primary residence. Private money is built around an investment project — the property, the numbers, and the plan — and is reviewed case by case rather than to a single checklist.
What does "business-purpose financing" mean?
It means the financing is for a business or investment purpose — acquiring, renovating, building, or refinancing investment property — rather than for a personal residence. The programs here are all business-purpose.
Is this for investment properties or primary residences?
These programs are for investment property only. If you are financing a primary residence or a second home, the home loans experience is the right place to start.
What kinds of projects does Greg Downs Private Money Lending finance?
Fix and flip, DSCR rental, ground-up construction, bridge, portfolio and blanket, and commercial and multifamily investment property. If your deal does not fit neatly into one of those, bring it — we will review it and tell you whether it fits.
How do I start the application process?
Choose the program that matches your project, then complete the investor application. You will share the property, the numbers, and the plan, and receive a reference number when you submit.
What information do I need to provide?
Expect to outline the loan purpose, the property details, the project scope and budget, and your borrowing entity and experience. Specific requirements are confirmed once your project is reviewed.
Is submitting an application a commitment to lend?
No. Submitting is a request for review only. Every file is evaluated individually, and financing is subject to review and approval. No rate, term, or approval is implied by submitting.
Can I hold the property in an LLC or other entity?
Yes. Many investors hold investment property in an entity. How title is held is reviewed as part of the file and confirmed for your specific structure.
What if I'm not sure which program fits my project?
Start the application and describe the project, or contact Greg directly. We will review the details and point you toward the program that fits — or tell you if your deal falls outside these programs.
